Thank you for visiting Greystar Real Estate Partners and JPI Management Services (“Greystar”) Internet web site (“Site”) located at the URL www.stonewoodapartmenthomes.com. This Privacy Policy details certain policies implemented by Greystar governing use of personally identifiable information collected from users of our Site and applicants and residents of Greystar and JPI properties (“Properties”) in the Unites States.

WHAT PERSONAL INFORMATION DO WE COLLECT?
We collect and maintain certain personally identifiable information from applicants and residents of our Properties through the Site, including:

  • Name
  • Physical Address
  • E-mail Address
  • Home and Cellular Telephone Numbers
  • Vehicle Information
  • Social Security Number
  • Driver’s License Number
  • Date of Birth
  • Emergency Contact Information
  • Credit Information, and Employment Information Including Name of Employer and Salary

We also collect information regarding any persons that will occupy the premises that you lease from us, including their name, address, social security number, date of birth, and relationship to the leaseholder. In the case of occupants who are minors, you represent and warrant that you are their parent or legal guardian and have the full legal right to provide such information to us. We may also from time to time conduct surveys of our residents in which we may collect information regarding our Properties and their opinions, concerns, and preferences regarding our Properties.

The Site may also track the total number of visitors to our Site, the number of visitors to each page of our Site, IP addresses of visitors, and External Web Sites (defined below) linked to. We may analyze this data for trends and statistics in the aggregate, but such information will be maintained, used and disclosed in aggregate form only and it will not contain personally identifiable information. We may use such aggregate information to analyze trends, administer the Site, track users’ movement, and gather broad demographic information for aggregate use.

HOW DO WE USE THE INFORMATION WE COLLECT?
We use the information we collect to review and evaluate prospective tenants in our Properties, including, but not limited to, credit and other background checks, to process rental payments, transactions online and to communicate with you regarding our current and future products and services. We also use certain information we collect to improve the content of our Site and the amenities offered at our Properties.

WITH WHOM DO WE SHARE THE INFORMATION WE COLLECT?
Our policy is not to disclose your personally identifiable information to any third parties, except in the following circumstances:

  • We may disclose such information to third party vendors (e.g., data storage and processing facilities) that we use to assist us in evaluating prospective tenants, in conducting transactions through this Site (such as rental payment transactions) and in managing and providing services through this Site and at our Properties. We endeavor to require our third party vendors to agree to similar obligations of confidentiality to those contained in this Privacy Policy.
  • We may also disclose information about you as we believe is reasonably necessary to comply with laws, regulations, court or administrative orders, or other governmental authority or to prevent harm to yourself or others.
  • Finally, we may disclose your personal information upon a transfer or sale to another entity of all or substantially all of our stock or assets in the line of business that this privacy policy relates or upon any other corporate reorganization.

We may also share aggregate demographic and other information regarding use of our site or our Properties with third parties for marketing and other purposes, but such aggregate information will not specifically identify any particular user.

DO WE USE COOKIES?
We do not currently use cookies, but do use log files for tracking the IP addresses of visitors to our Site and to which servers they are connected. There is no personally identifiable information collected or tracked in the log files.

LINKS TO THIRD PARTY SITES
The Site may provide links to other Web sites or resources over which Greystar does not have control (“External Web Sites”). Such links do not constitute an endorsement by Greystar of those External Web Sites. You acknowledge that Greystar is providing these links to you only as a convenience, and further agree that Greystar is not responsible for the content of such External Web Sites. Your use of External Web Sites is subject to the terms of use and privacy policies located on the link to External Web Sites.

AMENDMENTS TO POLICY
We reserve the right to amend this policy from time to time in our sole discretion. If our information practices change at some time in the future we will post the policy changes to our Site to notify you of these changes and we will use for these new purposes only data collected from the time of the policy change forward. If you are concerned about how your information is uses, you should check back at our Site periodically.

ACCESS TO YOUR INFORMATION
Residents may access and update their profile by logging into the Resident Portal through a link on Greystar’s corporate website, www.greystar.com. To obtain log in credentials, persons must be a resident at a Greystar managed community and upon execution of a lease agreement, residents will be given a resident identification code which is a necessary point of authentication when creating a user profile. Residents will be required to create a username, password and provide an answer to a security question.

You are responsible for maintaining the security and confidentiality of any username or password that you are assigned. DO NOT GIVE THAT USERNAME OR PASSWORD TO ANY THIRD PARTY. In additional, you agree to be responsible for all damages or injuries suffered as a result of the unauthorized use of your username or password or access to your profile.

CHILDREN
Greystar does not collect personally identifiable information from children under the age of 18. Children should not provide us any personally identifiable information. However, as noted above, prospective residents are required to list the following information related to all occupants under the age of 18 years of age: name, date of birth, social security number, sex, and relationship to leaseholder. Any person providing such information represents and warrants that they are the parent or legal guardian of the child whose information is being provided and has full right and authority to provide such information.

SECURITY
We may employ procedural and technological measures designed to protect the security of personally identifiable information that we may collect. Such measures are reasonably designed to help protect your personally identifiable information from loss, unauthorized access, disclosure, alteration or destruction. We may use firewalls, password protection and other security measures to help prevent unauthorized access to your personally identifiable information.
